Recently did a deal where I submitted an offer for a client 50K less than asking price.

The Broker laughed at the offer and said, "You can't be serious we reject."

The buyer (my clients) themselves took over the conversation and said "This is a serious offer, and it's based on you not providing an appraisal, taxes and the EPA report. If you don't want us to contact, you again let me know and we'll end the conversation." (EPA is chemicals and the reason that's important is it's a body shop - so I had already told the client about these issues because they didn't have the proper docs to give a full offer)

The Broker comes back 20 minutes later and accepts the offer.

Negotiation is an art and not always do you have to be pushy, aggressive or come across as abrasive BUT .... in situations where we're 50K away from a full price ask it's ok to push the opposing side.
